A growing number of households in the United States are paying more than 30% of their incomes on rent, 以及当地的政策制定者, state 和 even federal level are increasingly pursuing rent control measures as a solution to this growing housing affordability problem. 然而, countless studies over the years have found that rent control is counter-productive as a mechanism for addressing housing affordability problems.

NAHB strongly opposes rent control because it does not address the underlying issues that result in the lack of affordable housing 和 only creates more challenges, including reduced supply of available units 和 reduced income to states 和 municipalities because of slowed or halted development.

  • Creating more 和 better housing by allowing more high-density housing,
  • Reducing regulations 和 lawsuits that slow or stall housing development,
  • Encouraging public/private financing 和 partnerships to encourage the development of affordable housing, 和
  • Offering direct public subsidies to help those that need it.

Instead of adding more regulations 和 risk via rent control, policy makers should be looking for ways to reduce regulations, 移除障碍, 和 add incentives for developers to produce more housing, 尤其是经济适用房和劳动力住房.
